ASK Realty embodies my intent to better serve sellers and the buying public in general by operating with greater efficiency and less hype.  This allows me to charge less than many of my competitors and to utilize a fee-setting strategy based on the property’s inherent characteristics and its seller’s level of participation in preparing the property for market.  As a result the total commission typically adds up to appreciably less for full service representation (industry standard is typically 2.5%-3% each to the listing agent and the buyer’s agent) 

My commission could be as low as 1.75 % for listing and representing the seller of an upper end home with no unusual characteristics, owned by a seller who is willing to have the pest inspection completed, make needed repairs, and implement my staging recommendations prior to putting the property up for sale.   Or it could be as high as 4% for, as an example:  a country property in need of repair, that may have been expanded without permits, which perhaps has a failing septic system, with an uncooperative tenant who requires that the listing agent accompany every showing, that is owned by an out of town seller who wants an “as-is” sale and doesn’t want to be involved.

Though sellers almost unanimously look forward to maximizing their return, in my observation the similarity ends there.  Owners approach the sale of a property from a wide range of motivations and with a wide variety of emotions from exhilaration to reluctance.  Whatever the predisposition, it naturally shapes and colors the process.  I will stay mindful of these subtleties while at the same time moving the process forward.

I provide a buyers’ Home Warranty that also features a Seller’s Protection Plan worth $25,000 at no additional charge.  This covers any inadvertent errors or omissions related to the sale.
