Since I’m not affiliated with a large brokerage, as your buyer’s representative, there is no risk of our relationship suddenly being diluted ― you needn’t be concerned that I might suddenly be prohibited from speaking candidly about a property because its seller chose to list it with an agent in my office. I am also free to enter into exclusive buyers’ representative agreements ― in which the buyer agrees to be responsible for my commission (if not available from the seller, as might happen with a ‘For Sale by Owner’ property) and I agree to pursue locating properties not listed in the multiple listing service.
