ASK's commission is based on a property's characteristics and an owner's willingness to participate in the marketing of it, rather than according to the more customary practice of setting a standardized percentage for all transactions. Standard rates within the industry have typically been 5%-6% of the sales price historically; this amount is then divided 50/50 between the listing and buyer's agent. In keeping with our desire to be more responsive to the unique circumstances of a particular client, our commission is calculated based on the property's price bracket and the expected complexity of the transaction — while continuing to offer the 2.5%-3% commission that a buyer's agent typically expects.
ASK's commission is therefore usually less than other full service companies; with the lowest rate being for conventional and upscale homes whose owners are willing to help streamline the marketing and sales process — by completing a pest inspection in advance, making needed repairs, and implementing staging recommendations prior to putting the property on the market. Higher commissions may be expected on lower price range homes and properties that are anticipated to be intrinsically more demanding to transaction manage — distressed properties, those with lots of deferred maintenance or that have been expanded without permits, country properties with septic or boundary issues, properties occupied by uncooperative tenants who require a listing agent accompany all showings, those properties requiring that we be responsible for coordinating and overseeing all preparations.
