Then we'll conduct a Comparative Market Analysis (CMA) -- looking at recent sales of similar properties and the current competition in your anticipated price range. In a follow-up second meeting, we'll present these findings and revisit the tentative action plan. Considering your unique timeline, resources, and desires -- we'll determine the best way to promote your property in today's market, settle on a list price, outline a marketing plan, and determine a commission appropriate to the circumstances.
So that you can knowledgeably participate in this decision making process we share our expertise, industry information and local market data with you, and invite your questions and input during these initial meetings. Then we encourage you to choose a level of involvement that best suits you, whether this means managing most of the property preparations yourself or means delegating as much as possible to us. Whatever your preference, candid communication must be at the heart of the process so that no matter what role you play we are still working as a team. Only after reaching agreement on the best way to proceed will we ask you to execute the written listing agreement -- we are not interested in rushing you to sign up now with the idea of gaining commitment and cooperation later on.
After sale preparations are complete and the marketing plan is finalized, it's time to move forward. Statistics show that the greatest interest and best offers occur during the first three weeks a property is on the market, so completing all preparations before allowing buyers or their agents to view the property is critical to launching a successful marketing campaign. We're committed to orchestrating the presentation of your property to the public as carefully as if we were preparing for an opening night performance. Our goal is to generate enthusiastic and energetic response — to create great "word-of-mouth" reviews.
We will then assist you in analyzing the merit of offers as they come in, to determine the likelihood of a particular transaction succeeding. Is the buyer truly pre-approved? Are they genuinely committed to making an offer work, or are they just 'fishing'? Does the time frame they've indicated match well with yours?
Perhaps an offer is close to working but needs some modification to really please you. We'll assist you in creating a counteroffer requesting the changes you desire — presented in the best way to be positively received — and then assertively negotiate on your behalf for acceptance from the other side.
We monitor progress to assure compliance on both sides after an offer is accepted -- making sure that the title report, your disclosures, and any other documents required by law or specifically requested by the contract are delivered to and returned from the buyer on time and in accordance with the terms of the contract. If the buyers requests a concession from you as the result of reviewing disclosures or conducting their own investigations, we will assist you in assessing the merits of the request and negotiate on your behalf for a win-win resolution.
We personally direct and manage the transaction from beginning to end, assisting you as needed to fulfill legal and contractual obligations, while monitoring the progress and contractual compliance of the buyer as well. Finally, we will accompany you to the escrow office when it is time to sign final documents to assure you take whatever time is needed to review the closing paperwork and to be sure it accurately represents what you've agreed to. We will assist in coordinating the timing of your departure so that delivery of possession to the new owners occurs as promised.
