Since most real estate business is conducted by phone, at the computer, online, in the field while showing properties or in a client's home, when starting my business I decided it unnecessary to consume valuable resources to light, heat, cool, furnish, or commute to and from a workplace.
Utilizing virtual technology I can conduct business from almost anywhere. I maintain timely contact with buyers while out of the office and offer sellers a prompt response to buyer inquires, plus carry out a sophisticated marketing strategy without cutting down a single tree to create another throw-away advertising piece.
Operating at optimal efficiency also generates seller cost savings. I can afford to be more generous than a traditional brokerage with its burdensome corporate overhead. As a Seller's Agent I offer customized commission rates based on the challenge of the selling proposition — rather than a predetermined rate dictated by an inflexible corporate policy.
I'm committed to directness, transparency, and effectiveness in all of my dealings and will not excuse or avoid explanation of an action by blaming the mysterious demands of an anonymous corporate manager. I am ASK Realty's manager and the buck stops here.
Before becoming a Realtor in 1993 I'd dealt in real estate as an investor and had considerable firsthand experience of the differences between first-class service and the order-taker mentality of many agents representing buyers — who seemed to believe that once they'd filled in the blanks on an offer form and served up a seller's disclosures that their work was done — or the attitude of some listing agents who seemed to think that once they'd assisted a seller in completing the disclosure forms, put an ad in the paper and a sign on the property, their job was complete. My personal experience as a buyer and seller also made clear to me that skilled negotiation was not something agents learned in their training and that most had no idea how to do so effectively.
So I began my career determined to make providing exceptional service my credo, to never rest on my laurels, and to refine my skill at negotiation to an art. To deliver on this promise has meant engaging in ongoing education and training much above and beyond the requirements for maintaining an agent's or broker's license .
To deliver first rate service I study and maintain affiliation with several special focus organizations. I became an Accredited Buyers' Representative in 1998. I completed the Sonoma County Country Properties Graduate series twice, in 1994 and 2006 (the second time for an update on zoning, technology, and code changes). In 2005 I became a Seniors Real Estate Specialist — which ultimately led to creating a unique service especially for seniors —offering concierge style assistance. In 2008 I was certified as an EcoGreen Agent and became a member of Build It Green to continue learning about energy and resource conservation and to get to know professionals and trades people committed to implementing these practices. In 2009 I completed certification as a Distressed Property Expert so I could better assist homeowners who are unable to sustain their mortgage payments and to also more effectively represent the buyers of such properties, when put on the market as short sales. In the beginning of 2010 I completed the Advanced Green Building Professional certification.
During 2010 I focused on learning to use social media and the internet more effectively — to maintain more timely communication with clients, as a transaction management aid, and as a creative marketing tool. I completed the National Association of Realtors e-Pro Technology Certification Program and was recognized as an e-PRO Internet Professional.
To achieve exceptional results also requires tracking the shifting character of the local real estate market, therefore I devote time each week to visiting properties for sale and to keeping informed on what our local city and county government policymakers are up to. I also regularly spend time getting better acquainted with the many professionals and trades people whose services may be needed during a real estate transaction — local lenders, title agents, green building professionals, elder care service providers, construction trades people, property inspectors and appraisers, as well as other Sonoma County real estate agents.
