Considering an investment in Sonoma County real estate?

Thinking of buying your first Sonoma County home? An out-of-towner, curious about Sonoma County’s diverse communities and seeking an agent to introduce you? Ready for retirement living, but not sure of the next best step? Or maybe you’re an owner considering some remodeling before putting your home on the market but wondering how much to do. Or wondering if now is even a good time to buy or sell?. Are you confused by conflicting real estate market info? Looking for an experienced, knowledgeable, and enthusiastic Sonoma County real estate agent? ASK’S Broker, Sharon Hawthorne, invites your inquires.

Looking for an experienced and intelligent Sonoma County REALTOR to talk with?

Sharon specializes in properties located in Santa Rosa and west of 101 –from Oakmont on the east, all quadrants of Santa Rosa and the surrounding countryside, westward to Occidental, including Sebastopol, Graton, Bloomfield, Freestone, and Camp Meeker, as well as the many unincorporated towns along the Russian River — Forestville, Rio Nido, Guerneville, Monte Rio, Villa Grand, Cazadero, and Duncan’s Mills.

I would be honored to put my 27 years  of real estate sales experience to  work for you – by providing truly relevant, property-specific information, experienced well-informed guidance, and diligent advocacy — for you and you alone. Please know that whether acting as a Buyer’s Agent or a Seller’s Agent, I believe single agency is best – representing just one party at a time.

I am certified as a Real Estate Negotiation Expert by NAR (National Association of Realtors). The most challenging aspect of a sale transaction being negotiations, I choose to commit fully to just one side of the transaction at the very beginning of the process and to maintain that loyalty throughout. So, when holding an open house on one of my listings I am not doing so in hopes of meeting an unrepresented buyer who might want me to write an offer on this listing (even though doing so would entitle me to a double commission). To diligently advocate for a buyer who would like to pay as little as possible, while simultaneously hoping to advance the desires of a seller who would like to receive as much as possible, is simply an untenable dynamic (and doing so is not even legal in 8 U.S. states

Whether you are buying or selling real estate in Sonoma County, I can help!

I do not look for opportunities to represent both sides simultaneously, though I have in fact served as a dual agent on several occasions at the request of both parties – for either family members or folks who knew each other well and had already settled on the terms of their agreement and who just wanted a professional to handle the logistics and voluminous paperwork — to be sure that everything was done properly and in keeping with their agreement.

I approach each day with the conviction that doing the right thing matters —being impeccable with my word, maintaining a win-win perspective, and putting my clients’ best interest at the heart of the transaction. I am committed to directness, transparency, and effectiveness in all my dealings.

Give me a call. I welcome your inquiry. I may not know everything –but when I don’t, I likely do know where to go and who to talk with to find out. Just ASK.

Buying?

We’ll first identify the character and condition of properties to best suit your needs, then where you should be looking to find them and how much to anticipate paying, followed by a search strategy that works well for you.

Selling?

We’ll discuss where you expect to go, whether your sale proceeds will likely support this, a time frame that makes sense, then devise a plan for making that move as smooth and as profitable as possible.
